August in Bowling Green: Real Estate, Community & What I’m Seeing in the Market

August always feels a little like a reset in Bowling Green. Summer is winding down, school is back in session, routines are returning, and I find that a lot of people start thinking seriously about what they want the rest of the year to look like.

For some, that means finally making the move they've been talking about all summer.

For others, it's simply getting back out into the community, reconnecting with friends, and enjoying everything that makes Bowling Green feel like home.

I got to experience a little of both this month—from helping buyers and sellers navigate our changing real estate market to sponsoring Girls Night at Highland Stables Social Club.

And I think the two actually have more in common than you might expect.

What Is the Bowling Green Real Estate Market Doing in August 2026?

Let's start with the question I hear most often:

“How's the market?”

The answer right now is: active, but much more balanced.

According to our Bowling Green/Warren County market data through August 21, there were 821 active residential listings and 180 homes pending, giving us a pending ratio of 21.9%. There is currently approximately 4.30 months of housing inventory available in our market.
That's an important shift.

Buyers have more options than they did during the extremely competitive markets of the past few years. They have a little more room to compare homes, consider condition and location, and decide whether the price makes sense.

But homes are absolutely still selling.

There were 28 closings during the most recent week included in the report and 894 closings during the previous six months.
So when I hear someone say, “Nothing is selling,” the numbers simply don't support that.

What has changed is how sellers need to approach the market.

Pricing Matters More Than Ever

Across Bowling Green and Warren County, homes sold during the six-month period covered by this report had an average list price of $365,694 and an average sold price of $355,602, or approximately 97.2% of list price.
The average time on market was 101 days, while the median was 75 days.
That's one of the biggest things I'm talking about with my sellers right now.

The days of simply putting a home on the market, choosing an ambitious price and expecting multiple buyers to fight over it are behind us.

Today's buyer is looking closely at:

  • Price
  • Condition
  • Updates
  • Location
  • Comparable sales
  • Days on market
  • How a home compares with everything else available in that price range

That doesn't mean sellers can't get an excellent result.

It means strategy matters again.

The first few weeks on the market are incredibly important. Pricing correctly, preparing the home properly, investing in strong photography and marketing, and having a plan before the listing ever goes live can make a major difference.

The $250,000–$300,000 Range Is Busy

One particularly interesting segment of our local market is the $250,000–$299,999 price range.

As of August 21, there were 170 active homes in that range—the largest number of active listings of any price bracket in the report—with 32 pending. There had also been 220 closings in that price range during the previous six months.

Homes in that bracket sold at approximately 98.4% of list price based on the six-month data.

For buyers, that means there is inventory to choose from.

For sellers, it means there is also competition.

Your home has to stand out.

What About Move-Up and Luxury Homes in Bowling Green?

This is an area of the market I watch especially closely.

In the $500,000–$749,999 range, Bowling Green/Warren County had 106 active listings and 22 pending as of August 21. Ninety-six homes in that range had closed during the previous six months, with an average sold price of approximately $601,592.

Between $750,000 and $999,999, there were 36 active listings and eight pending, with 22 closings during the prior six months.

Once we move above $1 million, the market becomes much more selective: there were 21 active listings but only one pending at the time of the report. Homes in that category had an average market time of 142 days and an average sold price of approximately $1.4 million.

For higher-end sellers, this is exactly why I don't believe luxury real estate can be marketed the same way as every other listing.

There are fewer buyers at each step up in price.

That means positioning, presentation, digital marketing, photography, video, targeted exposure and understanding exactly who the likely buyer is become increasingly important.

Is Now a Good Time to Buy in Bowling Green?

For many buyers, I actually like the opportunities we're seeing right now.

More inventory means you may have the ability to:

  • Look at several homes before making a decision
  • Negotiate based on the individual property
  • Ask questions and complete your due diligence
  • Compare neighborhoods and price ranges
  • Find opportunities that might have been much harder to secure in a faster market

That doesn't mean every seller is going to accept a low offer.

Well-priced, desirable homes can still attract attention quickly.

The advantage is simply that today's buyer can often make a more thoughtful decision than buyers could when inventory was extremely limited.

Real Estate Is Only Part of What Makes Bowling Green Home

One of my favorite parts of what I do has very little to do with houses.

It's getting to be part of the community where I live and work.

This month I was proud to sponsor Girls Night at Highland Stables Social Club, and it was such a fun reminder of how much Bowling Green continues to grow—not just in homes and businesses, but in experiences and opportunities to connect.

The August Social Club event, Find Your Groove, brought women together at Highland Stables for a beginner-friendly dance fitness experience, drinks, conversation and, most importantly, a reason to get out and spend time together.

I loved being able to support it.

Our community has so many locally created events, businesses, restaurants, organizations and gathering places that didn't exist even a few years ago.

And that's something I think gets overlooked when people talk about Bowling Green real estate.

People aren't just choosing a house.

They're choosing a community.

They're choosing where they'll have dinner on Friday night, where their kids will grow up, where they'll meet friends, which small businesses they'll support, and what their everyday life will actually feel like.

That's why I love sharing the local side of Bowling Green just as much as I love sharing the real estate side.

Thinking About Making a Move Before the End of 2026?

If buying or selling a home has been in the back of your mind, fall is a great time to start having the conversation—even if you aren't ready to put a sign in the yard tomorrow.

For sellers, we can look at:

  • What your home may realistically sell for in today's Bowling Green market
  • Your competition
  • Improvements worth making before listing
  • What I would not spend money changing
  • Timing
  • Marketing strategy
  • Where you're going next

And if you're a move-up buyer, the conversation is even more important because selling and buying need to work together.

You don't need to have everything figured out before reaching out.

Sometimes the best first step is simply knowing your options.
