Hi everyone, it's Megan. Last month I shared the August numbers for Middle Tennessee. The first look at September is in, and two things stood out to me: fewer sellers are listing, and rates jumped.

The big picture

Here's the 10 county Middle Tennessee area for September 2026, compared with last September (these are early Realtracs numbers and may shift slightly as late closings come in):

  • Median sale price: $444,169, up about 2%
  • Closings: right around last September's pace
  • Active listings: about 14,249, up about 8%
  • Months of supply: a little over 5, up from 4.87
  • Average days on market: 38, up from 33
  • New listings: down noticeably from last year (the early count shows 19%, and it will likely settle closer to 10% as late entries come in)

That last one is the one I'd pay attention to. Fewer people put their homes on the market in September than a year ago. Inventory is still higher overall because homes are taking a little longer to sell, but if new listings keep slowing, the good homes in the most popular areas could get tighter heading into spring.

County by county

This is where it really matters, because Middle Tennessee isn't one market.

County Median sale price Avg days on market Months of supply
Sumner (Gallatin, Portland, White House area, Westmoreland) $446,000 34 4.32
Robertson (Springfield, White House area) $375,000 25 4.58
Wilson (Lebanon, Mt. Juliet) $499,900 34 4.22
Davidson (Nashville) $450,000 39 6.46

A few things I notice:

  • Robertson County is moving fastest. Homes in Springfield and the Robertson side of White House averaged just 25 days on market, with the lowest median price of the group. That value is drawing buyers.
  • Sumner and Wilson are balanced. Around four months of supply means neither buyers nor sellers have the upper hand. Pricing and condition make the difference.
  • Nashville gives buyers the most room. With over six months of supply in Davidson County, buyers there have real negotiating power.

What the rate jump means

The average 30 year rate went from 6.71% in early September to 7.40% as of October 8. On a $446,000 home in Sumner County with 5% down, that's about $197 more a month in principal and interest for the same house.

For buyers: this is the time to negotiate. Ask about closing cost help, rate buydowns, and repairs. Many builders in Sumner and Robertson counties are offering incentives, so compare new construction and resale side by side. Getting pre-approved first makes all of this easier, and you can start with my preferred lender here.

For sellers: prices are holding, but buyers are shopping by monthly payment. Pricing right from the start and offering help with a buyer's rate can do more than a price cut. You can check what your home is worth here.

Thinking about Gallatin?

I get a lot of questions from families moving between Bowling Green and the Nashville area, and Gallatin comes up constantly. You get a lot of house for the money compared with Hendersonville, plenty of new construction, and an easy drive into Nashville. You can learn more on my Gallatin page.

The bottom line

Middle Tennessee is steady overall, but every county tells a different story. If you're thinking about buying or selling in Gallatin, Springfield, Lebanon, White House or anywhere around Nashville, reach out here and I'll walk you through what's happening on your street. No pressure. Just a real conversation.
