Bowling Green KY Real Estate Market Update: October 2026
Hi everyone, it's Megan. Every month I sit down with the numbers so you don't have to, and this month there's one thing everybody is asking me about: rates.
What changed this month
At the start of September, the average 30 year mortgage rate was 6.71%. As of October 8, it's 7.40%. That's a big move in about five weeks, and a year ago it was closer to 6.3%.
When rates move like that, buyers feel it right away in their monthly payment. Here's a simple example using the Bowling Green median sale price of $284,000 with 5% down:
- At 6.71%, principal and interest is about $1,743 a month.
- At 7.40%, it's about $1,868 a month.
That's roughly $125 more every month for the exact same house (taxes and insurance not included). That's real money for a lot of families, and it's why some buyers have paused.
What the Bowling Green numbers say
Here's where things stood in Bowling Green and Warren County heading into fall:
- Median sale price in Bowling Green: $284,000 in August, down about 1% from last year. Prices are basically holding steady.
- Homes sold: 172 in August, down about 2% from last year.
- Time on market: median of 68 days.
- Sale to list: homes sold for about 97.3% of list price, and 11% sold over asking.
- Warren County median list price: $346,450 in August, easing a little from $352,975 in June.
- Active listings in Warren County: 636 in August, up from 587 in May.
- New listings: 164 came on the market in Warren County in September.
Every data source counts a little differently, so I always pay more attention to the direction than any single number. And the direction is clear: more homes to choose from, prices holding, and buyers taking their time.
What this means if you're buying
I'll say it the way I've been saying it: currently buyers are able to negotiate more than they have in years. With homes sitting about two months and sellers watching the same rate headlines you are, there's room to ask for help with closing costs, repairs, or a rate buydown.
A rate buydown is worth a real conversation. Sometimes asking the seller to put money toward lowering your rate saves you more each month than a price reduction would. Talk to a lender before you start shopping so you know your real numbers. If you need a recommendation, here's my preferred lender.
Fall is also quieter. Fewer buyers are out looking, which means less competition on the homes you love.
What this means if you're selling
Buyers right now are shopping by monthly payment, not just price. That means two things:
- Price it right from day one. A home that sits and then reduces usually ends up selling for less than if it had launched at the right number.
- Be open to concessions. Offering help toward a buyer's rate can make your home stand out without dropping your price.

The bottom line
Bowling Green is steady. Prices are holding, buyers have more choices, and rates are the main thing making people nervous. The right time to buy or sell is the right time for you, not the headlines. If you want to look at your situation, reach out here. No pressure. Just a real conversation.

FAQ
Are home prices dropping in Bowling Green?
Not really. The median sale price in Bowling Green was $284,000 in August, about 1% lower than last year. List prices have eased a little since summer, but prices are mostly holding steady.
Should I wait for rates to come down before I buy?
Nobody can promise where rates go next. If you find the right home, you can negotiate help with your rate now. Refinancing later may be an option, but it isn't guaranteed, so buy a payment you're comfortable with today.
How long are homes taking to sell in Bowling Green?
About two months. The median was 68 days in August. Homes that are priced right and look great online still move faster.
Is fall a good time to sell in Bowling Green?
It can be. Fewer homes come on the market in fall, so there's less competition, and the buyers who are out looking are usually serious.
